ASLOT is common area booking software for residential buildings: common room, visitor parking, bike store, laundry room. Your residents book online, pay a deposit or usage fee if the house rules provide for it, and let themselves in with their badge or a code. The managing agent and the residents’ council see actual usage without handing out a single key.
To compare the criteria for booking software for residential buildings, draw up the house rules for common areas or follow how a visitor parking space is booked: three pages cover each step in detail.
More independence for residents, a clearer picture for the managing agent. ASLOT automates common area booking and access management for the whole building.
Access is sent as an SMS code. No more keys to hand out, get back or copy.
Residents book the common room or a visitor space from their smartphones, at any time.
If there is a charge (common room, visitor space), the contribution is collected at booking, at the rate voted at the general meeting.
Whether it’s a visitor parking space or the common room, the process is the same: booking, payment, access code, automatic expiry.
An ordinary Tuesday, from the first bike taken out to the last person leaving the common room. The managing agent steps in only once — and does it from their office.
They receive a personal link. Behind it: their code, the spaces they are entitled to, their slot and everything they need to handle their own matters.
A self-sufficient resident is a call the managing agent doesn’t get — and a dispute over keys that never reaches the general meeting.
A moment captured and time-stamped every time a code is entered in the common areas. The managing agent knows who came in and when, without a camera feed to watch.
Included in the subscription, provided your site has compatible cameras. We go through the setup in detail during the demo.
You can read all of this in one place: who uses what, what the common areas bring in, what they cost. No spreadsheet, no manual readings, nothing to enter.
Building B mostly uses its bike store, building A the visitor parking.
The bike store is used twice as much as the common room.
Collected before the door opens, never after.
The real cost of a slot, in euros, space by space.
Illustrative figures. Your dashboard shows your own, in real time.
The context. A 120-unit residential building in a large urban area, with a common room, a bike store and around ten visitor spaces in the basement. The managing agent runs the building remotely, while the residents’ council keeps an eye on day-to-day use.
The problem before. The common room was booked in a notebook kept by a member of the residents’ council, with a key that passed from flat to flat. Visitor spaces were taken without permission. Deposits were paid by cheque, returned late and sometimes forgotten.
What was automated. Each co-owner books the room or a visitor space from their phone, pays the contribution and the deposit online, then receives a code valid for the slot. The room door and the basement gate open with that code, and no longer once the slot has ended. The managing agent checks the time-stamped access history if there is any damage. Uses in residential buildings are described on the shared space management software for residential buildings page.
What has changed. No more keys passed between neighbours. The residents’ council no longer keeps a notebook, and the managing agent has a clear record to settle a disagreement. Deposits are returned automatically when the condition report flags nothing. The cost is known in advance, from €59 excl. VAT per month.

ASLOT complements or replaces existing systems depending on your setup. Compatibility is checked during the demo.
Yes. The manager can revoke an access code manually from the dashboard, at any time.
No. Access is by SMS code, with no app to download and no account to create.
Yes, it’s included in the subscription and activated according to your equipment. On your connected equipment, the lighting in the entrance halls, the ventilation and the sockets in the common areas are controlled from the dashboard, with an A–E energy rating per time slot. And as long as the building has compatible cameras, every entry generates a time-stamped clip, available from the managing agent’s area.
The resident opens the common room’s page, chooses a time slot and, if the house rules provide for it, pays a deposit or a usage fee. They receive a code valid for the booked period, which opens the room and then stops working. The managing agent sees the booking, the deposit and the access history in their dashboard, with no keys handed over.
No. Each resident has a badge or code that works on the spaces they are entitled to, for as long as they live there. A move-out or a sale is dealt with in a few minutes, without changing locks or chasing after a set of keys. Visitors receive a code valid for their slot only.
The subscription starts at €59 excluding VAT per month, all inclusive and with no commitment. Your exact price is worked out with you during the demo, based on your actual spaces and equipment. It takes thirty minutes and commits you to nothing.
