Where the demand really is
OccupancyOn Tuesdays and Thursdays, you’re turning people away.
Desks, offices, workshops and meeting rooms bookable in a few clicks, accessible by code or badge. Coworking space, community hub, fablab, business incubator or business centre, serviced office centre: your space runs, collects payments, controls the lighting and heating — and monitors access by camera — even when you’re not there.
Two pages go into detail for a community hub or fablab and for a business incubator or business centre; a third follows booking a meeting room by the hour.
A shared workspace that runs itself — coworkers, incubator residents, members of a fablab or a business network book, pay and get in on their own.
Every booking is paid online before access. Nothing to chase, nothing to enter by hand.
The SMS code operates the door or keypad at the agreed time. No key handover, no appointment to arrange.
By the hour, half-day, day or month: a visitor who takes a room for two hours and a year-round resident share the space without you having to referee.
From booking to opening the door, everything is automated. Your coworker only needs their phone.
An ordinary Tuesday, from the first radiator coming on to the last code expiring. You step in only once — and you do it from a train.
They receive a personal link. Behind it: their code, their slot, the floor plan, and the controls for whatever concerns them.
A self-sufficient member is a call you don’t get — and one more reason, next month, to renew with you rather than elsewhere.
A moment captured and time-stamped every time a code is entered. You know who came in and when, without ever sitting in front of a screen.
Included in the subscription, provided your site has compatible cameras. We go through the setup in detail during the demo.
You can read all of this in one place: where the demand is, where the money comes from, what price you sell at, what it costs you. No spreadsheet, no manual readings, nothing to enter.

The context. A 40-desk coworking space in a town centre, with two meeting rooms and a video-conferencing room. The clientele is a mix of monthly residents, freelancers on day desks and outside companies renting a room for half a day.
The problem before. Rooms were booked by messaging the manager, who then had to open the door, take payment and remember to lock up again. In the evenings and at weekends the space stayed closed, even though residents were asking to come in. No-shows on room bookings were neither paid for nor tracked.
What was automated. Desks and rooms can be booked online, with separate rates for residents and non-residents. Payment is made at booking. A resident’s badge works during their hours, while a visitor receives a code valid for their slot. The room’s lighting and heating follow the booking. The copier deducts from the logged-in user’s credit. The selection criteria are set out in the guide to coworking booking software.
What has changed. The space is open at any hour to those who have booked. Rooms are paid for before they are used, which has put an end to phantom bookings. The manager sees desks, rooms and payments in a single schedule. The subscription comes with no commitment and no commission on payments.

No. Access is by SMS code. No app, no account to create.
Yes, it’s included in the subscription, on your connected equipment. Lighting, heating and sockets switch on and off automatically according to the booked slots, with consumption tracked per booking and an A–E energy rating. Works with the standard equipment available on the market.
Yes. Each user has a credit and a balance that goes down as they use it; you can activate it, top it up or cut it off from your dashboard. Printing stops being a hidden cost and becomes a service billed without any effort.
Yes. The coworker or company booking an office or meeting room receives their invoice, and these invoices are compatible with your e-invoicing. Each one is linked to its booking and its payment: your accountant finds everything without re-keying.
Yes, and in the same venue at the same time. A room rented for two hours, a desk sold by the day and an office taken by the month sit side by side without you having to referee. Rates can vary by day of the week, with a calendar of exceptions for long weekends, holidays or a local event.
Yes. The principle is the same as for coworking: a fablab workshop, a training room, an incubator office or a meeting room in a serviced office centre is booked on a public page, paid for online and opens for the slot. Permanent residents keep a badge that works during their hours, while occasional users receive a code.
Yes. A municipal or inter-municipal community hub opens its rooms, desks and workshops to residents, associations and businesses, with a rate for each user group, free use recorded when it has been voted, and online payment collection through the public revenue account (régie). The venue stays accessible in the evening and at weekends, since access is issued by the booking.
Yes. Desks, offices and meeting rooms are booked and paid for online, by the hour, the day or the month, and access follows the booking. A company flex office and a serviced office centre are both managed with the same tool, with no app to install.
